Negotiate new government building leases which provide the government with tenant improvement allowances and long periods of free rent in exchange for extended lease terms. The free rent periods will help reduce major lease expenses in the near term when government budgets are severely burdened. The tenant improvement allowances will provide the government with enough resources (at no expense to taxpayers) to renovate government offices into modern, well-designed, healthy, green and collaborative spaces for the public and government employees to enjoy. The productivity and well-being of government employees will improve substantially with improved work environments and the public which visits these new facilities will be able to enjoy the benefits too. In the same way private industries can recruit great talent with great space, government will be able to recruit great talent with new facilities.
